We collect information you choose to give us, which may include:

• Loan inquiry details — loan purpose, property type and location, estimated purchase price or value, and timeline.
• Application information — when you complete the online application (Fannie Mae URLA / Form 1003), this includes employment, income, assets, liabilities, and other financial details required to evaluate a mortgage request.
• Documents you upload — such as pay stubs, tax returns, and bank statements that support your application.
• Basic technical data — standard server and security logs generated when your browser requests pages.

We do not ask for information you have not been prompted to provide, and you can always contact us by phone or email instead of using the online forms.

• To respond to your inquiry and discuss loan options with you.
• To prepare, submit, and track a mortgage application with wholesale lenders on your behalf.
• To send you status updates about an application you have started.
• To meet legal, licensing, recordkeeping, and regulatory obligations.

We do not sell your personal information, and we do not share it with third parties for their own marketing purposes.

To place and process a loan, information may be shared with parties directly involved in your transaction — for example wholesale lenders, underwriters, credit reporting agencies, title and escrow companies, appraisers, and settlement service providers. We also use service providers that host this website and store application data on our behalf, and we may disclose information when required by law, subpoena, or regulatory examination.

Traffic to this site is encrypted in transit. Application data and uploaded documents are stored in an access-controlled backend, and document uploads use short-lived, single-use links issued by our server rather than open public access. Access to submitted applications is limited to authorized staff. No method of transmission or storage can be guaranteed to be perfectly secure, so we ask that you avoid emailing sensitive documents and use the secure upload step in the application instead.

Loan inquiry and application records are retained for as long as needed to serve you and to satisfy the recordkeeping periods that apply to mortgage brokerage activity. You may ask us to delete information that we are not required to keep.

This site uses only the cookies and local browser storage needed to operate — for example, saving your progress in the application form so you do not lose your work. We do not run advertising or cross-site tracking networks on this site. You can clear this storage at any time through your browser settings.

You may request a copy of the information we hold about you, ask us to correct it, ask us to delete it where we are not required to retain it, or opt out of non-essential communications.
